These and other questions are critical in selecting the correct agent to market your home.
- Do you have any designations such as CRB, CRS, or G.R.I.?
- How long have you been in business and with your current firm?
- Are you and your firm on the Internet?
- Do you use electronic mail to communicate with buyers and sellers?
- As an agent, do you have your own website?
- Where do you advertise?
Additionally, there are other factors to selling your home that you should be aware of and discuss with your realtor.
Not only does almost every buyer have a home inspection, they also will have a wood infestation certification, a radon test, and if there is on-site water and sewer, certifications for those performed. If there are problems found with any of these, the buyer may either wish the sellers to do repairs or renegotiate the agreement to make allowance for them at settlement.
- Are there any repairs that should be made to your home prior to listing?
- Do you have any plumbing leaks, electrical problems, or other items that should be addressed?
- How is your curb appeal? A good first impression will influence how a buyer reacts to the inside of your home
- Is your landscaping in good order?
- Is there any paint that needs to be touched up or redone?
- Is the roof in good condition?
- Does it pay to do these improvement/repairs prior to listing or should you wait until the buyer has a home inspection?
- Do you have any liens other than your mortgage that will have to be satisfied at settlement?
- Are your real estate property taxes current?
If you live in a planned community, you should have available for the buyer copies of all the documents pertaining to the community homeowners association. You may also be required to provide proof that your association dues are up to date.
Several areas are now requiring resale certificates or use and occupancy certificates (U & O as they are often called). It is customary in most cases for the seller to obtain this prior to settlement at their own expense.
